As a realtor, what do you think are things one should always keep in mind? Karen Simon- I think you need to keep in mind that you are working in the service industry. It runs and functions on whether you can provide what you promise. A client’s needs need to come first always. You need to recognize that you are always answerable to the client; and when in case you don’t know the answer, you are to research and deliver those answers. It is very definitely a service industry right to its core. If a client needs to visit a property that is beyond regular business hours, you are to figure out a way to acknowledge that and get it handled. Q. Would you describe your role at Emersons Commercial Real Estate in detail? Karen Simon- I work as the Managing Partner for Emersons Commercial Real Estate in Tarrant County. My corporate office is situated in Dallas. I manage this office and also maintain my ties with the corporate one in Dallas. It is my job to help generate business and manage personnel. It is also one of my responsibilities to ensure that agents complete their transactions. I both lead and mentor people. As my career progresses, I take my roles and responsibility more seriously, it is something that comes with having met so many people, mentors, and employees. Karen Simon- I have been in this industry for more than three decades now. And it is something that both excites me and challenges me; the industry is interesting and dynamic. Every day you step foot in the office, it is different. It is challenging because of that- it changes, adapts, and evolves. Q.  As the world is becoming more and more digitized, do you take the help of any technology in your working techniques? Karen Simon- We do. We try to keep track of deals and transactions that take place through a system. We also feed the system with details of prospects and visiting clients. Technology acts as a good assistance and database when it comes to it. But really, hard work and diligence are more significant than entering a system. What I mean to say is that no technology or database doesn’t replace the hard work and efforts of a dedicated workforce. Q. If we go back in time, was working in the real estate industry always on your mind? Or did the idea grow onto you with time? Karen Simon- Oh, I would say it grew onto me. When I look back, I can say I was kind of on the outskirts of the idea of being in the real estate industry. I was in the Department of Housing and Urban Development as the Head of Public Relations and Inter-Government Relations. I worked there for five years, and again, was one of the few women in leadership roles. One day out of nowhere, I came across this message that said people who are qualified enough can be real estate brokers in the state of Texas. It claimed that if I sit for a broker’s exam, I can get a broker’s license even if it is without any prior experience. If you have the required hours under your belt, you can sit for the exam. While this was beneficial at the time, it was also a conflict of interest for me, as a hard employee to possess a real estate license. As such, I sent my transcript, I was determined to have the required 3 semester hours. I found out that I could gain those hours if I did 9 classroom hours and sat for an exam which I managed to pass and, in a few days, I had my license. In a few days, I had a broker’s license in hand that no one else had to hold for me. Fast forward to 6 months, I met someone who was the head of the Industrial and Land Department throughout Texas for the Henry S Miller Company.

There is a stark contrast between the career path he currently leads and the one he started. He served in the US Navy for eight years as an Explosive Ordnance Disposal Officer. He later transitioned to project manager for the automation industry, which is where cybersecurity caught his attention. While studying for his master’s degree, he made a decision for himself by focusing his thesis on cybersecurity adoption in automation. He was a certified Industrial Control System Cybersecurity Professional (GICSP) by the time he graduated. At that point, he was asked to onboard at Yokogawa as a cybersecurity consultant for their clients in North America. Due to the widespread use of the Internet today, cybersecurity is among the critical issues worldwide. The threat of cybersecurity attacks extends from personal security to that of companies to the security of an entire nation. To ensure that computer systems and network security settings remain malware- and virus-free, private citizens and governments must engage in partnerships to educate people about the importance of regularly updating their system and network security settings. Then vs. Now: The Cybersecurity World Yokogawa was first established in 1915 by Dr. Tamisuke Yokogawa. They don’t hesitate to take chances or big leaps since they view them as challenges rather than threats. While sitting down with Karen Simon, President and Managing Partner of Emersons Commercial Real Estate, she was candid enough to share details and events not just about her company, but also about her as a person. The commercial real estate sector has always been one of those traditionally male-dominated fields. Several studies, and Karen herself, have pointed out the fact that just mere 2 decades ago, there was almost no participation by women in the field. Karen did what many deemed impossible- paved her way through that field to not just work but also reach the heights one could dream of. Karen Simon is the first female to head a commercial department in Henry S. Miller, and the first female industrial realtor in the entirety of the Dallas Fort Worth region. female role model? Karen Simon- Several women come to mind. When I began in commercial real estate, there were fewer females for there to be role models in the industry. I found some women who came into real estate the years subsequent to me that were making an impression on others. But I was the first female to head a department in Henry S Miller. The first female to be an industrial realtor in Dallas Foot-Worth in 1983. The role model for me came from other industries. Over time, there were other women who, within the five-year timeframe from me, began to become leaders in other areas of commercial real estate- particularly property management, and retail. Q. As a Business Leader, what do you think was your biggest achievement? Karen Simon- I was extraordinarily proud to be named businesswoman of the year in 2007 by the State Womens Chamber of Commerce. The idea that other women recognized and supported me enough to choose me as the states woman of the year was an honor. One that I will always be thrilled about that was bestowed upon me. I was recognized not just professionally by my peers, but also by women in different industries. Q. It is said that real estate is a “male-dominated” industry. Do you think you were met with different challenges a male probably would not face? Karen Simon- Yes. I think there has always been a tendency to give men more credit based on their gender historically. A woman has always had to work harder, know a little more, be willing to go the extra mile, and make others think she is in their corner. Those are the things I believe a woman has to try with a greater sense of urgency and repetitiveness compared to their male counterparts. It is, I suppose particularly in the south or southwest as compared to the east, where women’s efforts in certain fields have been slower. Women’s presence in some fields has certainly developed- real estate is one of them. The legal field is another. Today more than 50% of law students are women. At a point when I was considering law as a profession, it was less than 25%. Women were encouraged to be nurses and teachers. Women were not encouraged to be doctors. They were not positively encouraged to enter several commercial fields. Q. How do you personally define success? Karen Simon- I do have a personal understanding of success for myself. I think that recognition by others that you have been either an inspiration or a trendsetter in your industry is gratifying. Certainly, success is measured as monetary, but there are other levels to success. Recognition and respect from your peers, that is I think is really important when you define your success. There are of course the monetary, satisfactory, or even competitive basis to define the level of success, but these two in particular, steal the show. Q. What is your best tip to deal with and maintain a work-life balance? Karen Simon- One of the things I have to do occasionally is bring my dog to work. Spencer came to work today. This is my at-home child. My other children are grown, and this is my baby. I try to maintain the fact that I am willing to work late and extra hours if needed. Even weekends if required. We have to have a balance that allows us to take care of our family and the needs of our clients. Spencer plays a role in  balancing my life and work. Q. What advice would you give to your 25-year-old self? Karen Simon- For my 25-year-old self. Never be afraid to admit you don’t know the answer. Always indicate the desire you want to know the answers. Treat others the way you want to be treated in return. I think candidly, to earn the respect of your peers and to make others believe that doing business with you was something they would like to do again, is a measure of success. Q. What humanitarian or philanthropic activities are you involved in? Karen Simon- I currently serve on the Women’s health council for the Baylor Scott and White hospital systems. Her itchy curiosity seems to know no bounds, and spending the afternoon with her discussing the adventures and challenges she’s embraced, her passion for life is delightfully infectious.   With such a storied career, I’m fascinated to learn what kind of childhood could’ve spawned such intense curiosity in you. I’m from Central Russia, about 1,400 kilometers east of Moscow. It is a place of a very conservative culture, a place where a woman is there to take care of the family. It’s very hard to succeed unless you have connections to the elites. It’s not the most progressive place in Russia. So, as a woman, you weren’t encouraged to be ambitious? How did you wind up on such an ambitious path then?   I’ve always felt like I had a special future. I was raised in a family that had nothing, but they cherished education. My grandma basically raised me, and always had a dream that I would go to university, and she instilled in me a love for learning and relying on yourself to make things happen. After the collapse of the USSR, my parents lost their jobs and all their money. We were left with nothing. It was not a good place to be. I wanted to find a way out and be successful. I loved physics, math and anything related to logical decision making. I was good in school. I spent my summers volunteering for a university research lab co-authoring my first paper at the age of 18. The turning point was a trip to the US for a work and travel program for the summer. I ventured into this opportunity even though I didn’t speak English. This experience taught me about different types of values and, most importantly, the possibility for success outside of my home country.  I saw education as a way to get out of Russia and chose Canada as the destination of choice. So how did you get from academia to engineering Russian satellites? I came to Canada to join a doctorate program at McGill University. When I arrived, I planned to be a professor. I finished my PhD in less than three years, at the intersection of computational mechanics and math. But to be a professor, you must enjoy spending the rest of your life drilling down deep on one small problem, and I didn’t. So, since I’d studied engineering my whole life—and working in aerospace technology was the sexiest realm of engineering—I wound up at MDA Space Missions, an aerospace company with a satellite division. The client for my first project was the Russian Space Communication Company. I was on the Canadian team, but could speak Russian, so I was a good fit.    And then you have yet another major transition from engineering satellites to working in banking. Were you getting restless with engineering?  Well, first I went from engineering to being a research engineer, working for Bombardier, the third largest aircraft manufacturing company in North America. I became a project engineer, working for the head of one of the aircraft divisions, a chief of staff-type of role. The best thing about this job was it got me working in fields outside of engineering, like project management, strategy, team management. The strategy part was particularly fascinating and once my boss said “no” to an opening of manager of strategy role at Bombardier, I knew something had to change. And so, I left Bombardier and joined McKinsey & Company—the world’s leading strategy management consultancy in the world. It was one of the most grueling experiences of my life. You’re on call 24/7 with up to 16-hour days. But it was one of the most fascinating organizations I’ve been a part of. I wanted to start from scratch, forget anything I have ever learnt in engineering and academia, and rediscover myself following what’s called a “random walk” process being open to work in any industry on any problem as long as I learnt something new about the world, the people in it and myself.
